Moving Tips

  • Know your county. Spring Hill straddles Maury and Williamson counties. Your county determines your schools, property taxes, and electric provider. Check your lease or ask your landlord.
  • Electric is NOT the city. Unlike Columbia, Spring Hill doesn't have a city utility for electric. You'll need MTEMC or DREMC depending on location.
  • Renters insurance is usually required. Most landlords require at least $300,000 in liability coverage. Budget $15-25/mo.
  • Traffic is real. Main St (Hwy 31) and Port Royal Rd get congested during rush hour. Plan your commute accordingly.
  • Nashville is 30 miles north. Close enough for work, concerts, and the airport — but far enough that you need to plan the drive.
  • Growth is everywhere. New neighborhoods, restaurants, and shops are opening constantly. What's a field today might be a shopping center next year.

Homeowner Tips

  • Know your county. Maury County and Williamson County have different property tax rates. Williamson is higher but funds top-ranked schools.
  • Check your roof after storms. Middle Tennessee gets hail and high winds regularly. File insurance claims promptly — most policies have a 1-year window.
  • Permits are required for most structural work, electrical, plumbing, and HVAC. Contact the City of Spring Hill at (931) 486-2252.
  • Termites are common. Get an annual inspection. Budget $250-$400/year for a treatment bond.
  • HOAs are everywhere. Most newer Spring Hill neighborhoods have HOAs. Know your rules before you paint your shutters or put up a fence.
  • Septic vs sewer. Most Spring Hill homes are on city sewer, but some older or rural properties have septic. Get it inspected before buying and pumped every 3-5 years.

What Makes Spring Hill, Spring Hill

  • The Saturn story. In 1985, GM chose a 2,100-acre horse farm in tiny Spring Hill (pop. 1,275) to build the Saturn plant. The first car rolled off the line in 1990 and transformed the town overnight. Today it's GM's largest plant in North America, building Cadillac EVs.
  • Explosive growth. From 1,464 people in 1990 to 63,000+ today. One of the top 10 fastest-growing cities in the U.S. New neighborhoods, restaurants, and shops are opening constantly.
  • Two counties. Spring Hill straddles Maury and Williamson counties — which means two school systems, two tax rates, and occasionally different utility providers depending on which side of the line your house sits on.
  • Close to Nashville. 30 miles south of downtown Nashville. Close enough to work there, far enough to have your own identity. Saturn Parkway makes the commute manageable.
  • The people. Spring Hill is a mix of longtime Tennessee families and transplants from all over. It's a town that's figuring out its identity in real time — and that energy is part of what makes it interesting.

Hidden Gems — Locals Only

  • The Natchez Trace. 15-20 minutes from Spring Hill. No commercial traffic, no billboards, just stars and old-growth trees. A Sunday night drive on the Trace is one of the best free things you can do in Middle Tennessee.
  • Saturn Parkway at sunset. TN-396 heading toward I-65 — the rolling hills and farmland on either side of the parkway are beautiful at golden hour. Not a destination, just a drive worth noticing.
  • Downtown Franklin after dark. 15 minutes north. Walk Main Street with no agenda, hit a restaurant, browse the shops. It's what Spring Hill doesn't have yet.
  • Columbia's Riverwalk. 15 minutes south. Well-lit, safe, and beautiful at night. A different vibe than Spring Hill's suburban energy.
  • Carter's Creek Pike at golden hour. Take Beechcroft Rd out of Spring Hill until it hits Carter's Creek Pike. Roll the windows down and pick a direction. It's wide-open farmland in every direction — rolling pastures, old fences, and the kind of views Spring Hill used to have before the subdivisions came. If you want to remember what this part of Tennessee looked like 20 years ago, this is it.
  • The GM plant at night. You can't go in, but driving past the lit-up GM Spring Hill Manufacturing plant at night is a reminder of the factory that built this town. It's massive, it's glowing, and it's still making cars.
